Are steel building kits cheaper than full erection services?

A steel building kit is generally cheaper at the quoted supply stage than the same building with full erection, but it is not automatically the cheaper option overall. The saving comes from taking responsibility for assembly away from the supplier; whether that saving remains after arranging labour, lifting equipment, access and supervision depends on the project.

The fairest comparison is between identical specifications. Ask both options to cover the same frame design, dimensions, loading requirements, steel finish, cladding, doors, openings and ancillary items. A typical kit arrangement may involve the following responsibilities remaining with the purchaser or their appointed contractor:

• checking site access, storage areas and ground conditions before delivery;

These costs can be relatively straightforward to control where the purchaser already has suitable plant, competent personnel and experience assembling structural steel. An agricultural or industrial business may also have equipment and an established contractor network that makes self-managed installation practical. However, hiring equipment and specialist labour solely for one project can reduce or remove the apparent price advantage.

Full erection services cost more because the quotation includes the work of assembling the steel frame on site, together with the associated site planning and installation resources within the agreed scope. This can provide clearer responsibility for the structural installation and reduce the amount of coordination required from the client. It does not necessarily mean that every element of the building is included, so the quotation should still state whether it covers cladding, flashings, doors, gutters, concrete works, groundwork and other finishing items.

Neither option removes the need for suitable foundations and a prepared site. The frame must be installed to the specified tolerances, connected correctly and kept stable during construction. A kit purchaser should confirm which drawings and instructions are supplied, including any fabrication or assembly information, and establish who is responsible for checking the design against the intended method of erection. The decision should therefore be based on the total installed cost and the level of responsibility the client is prepared to retain, not just the difference between the two supply prices.
